A complete ground-floor refurbishment and damp-proofing project on a four-bedroom stone-built semi-detached property in Bakewell, Peak District. Working to a fixed deadline set by the arrival of the clients’ first child, the project combined rising damp remediation, structural tanking, specialist plastering, first fix electrics, premium flooring and a Shaker-style kitchen fit-out, alongside a new first-floor nursery. The result was a safe, dry and modern family home delivered on time.
Older stone and brick properties across the Peak District are prized for their character, but they frequently carry the legacy problems that come with traditional construction, rising damp chief among them. This Bakewell refurbishment shows how a comprehensive damp-proofing and internal renovation programme can transform a period semi-detached home into a comfortable, modern living space without losing its traditional charm, all while meeting an immovable family deadline.
The clients, Jon and Cerys, needed a safe, dry and modern living environment ready before the arrival of their first child. The property suffered from rising damp typical of older Peak District stone and brick homes, so the moisture source had to be treated at the same time as high-end finishes were reinstated. The brief covered a complete ground-floor overhaul and the creation of a new first-floor nursery, all delivered to a fixed handover date driven by the baby’s due date.
The design balanced modern family living with the traditional character of a Peak District stone home. Durable fully tiled flooring was specified for the high-traffic kitchen and hallway, while engineered oak flooring was chosen for the living and dining rooms to bring warmth to the main living spaces. Traditional ceiling coving was reinstated to preserve the property’s period character. The kitchen was designed around a premium Shaker-style scheme using solid wood frames, chosen to deliver a luxury finish while making the most of the available budget.
The build followed a carefully sequenced programme so that damp remediation and high-end finishing could progress in parallel against the tight deadline.
Stripping and preparation. All wall plaster was removed from one metre down to expose the bare brickwork, and debris was cleared so the structural walls could breathe and accept treatment.
Moisture control and waterproofing. A chemical damp-proof course was injected into the mortar lines to block rising moisture, and a studded structural tanking membrane was installed across the entire ground floor.
Reinstatement and specialist plastering. Plaster boarding was replaced over the membrane, followed by a highly skilled multi-finish plaster skim coat applied to all prepared walls.
Services and architectural details. The ground-floor wiring was upgraded with a complete first fix electrics package, and traditional ceiling coving was reinstated to preserve the home’s Peak District character.
Premium flooring installation. Durable, fully tiled flooring was laid throughout the kitchen and hallway, with engineered oak flooring installed across the living room and dining room.
Kitchen fit-out. A premium Shaker-style kitchen was assembled and installed, using solid wood frames supplied directly by DIY Kitchens to maximise the budget.
